- The New York State Unified Solar Permit application can be used to expedite solar permitting for small scale systems. (See Eligibility checklist – Step 2 of the New York State Unified Solar Permit application). Click here for SOLAR PERMIT APPLICATION.
- A homeowner may use a Minor Alterations Permit if the estimated cost does not exceed $5,000. Include the manufacturers installation requirements, two copies of a site plan locating the generator in compliance with section 43-40(D) of the Yonkers Zoning Ordinance and NFPA 37, 2002 Edition. Electrical and Plumbing permits are also required.

New Patios less than or equal to 200 sq. ft. do not require a permit. However, there are certain Zoning requirements that restrict the location and size of the patio. You should definitely contact one of the engineers in our plan review section in the Department of Housing & Buildings at (914) 377-6506 or 377-6507 for more information.
If you intend on removing, replacing, adding shingles or replacing sheathing and shingles on the roof a permit is required.
The Residential Code of N.Y.S. allows for no more than two roof layers.
- If you are installing vinyl siding then you do not need a permit from the Building Department; however, if you are installing aluminum siding then you will need a permit. The metal siding must be grounded.
- Yes. There are many different codes that have requirements that you must comply with and the Department of Housing & Buildings is the agency that checks them. In addition to the building permit, you will also need a plumbing permit which will be for how you intend on draining the pool; as well as an electrical permit which is for the wiring and verification that you have a GFCI device.
- Yes. The Zoning Ordinance and the Codes of New York State have setback requirements, which must be adhered to, and the Department of Housing & Buildings checks these.
Want to build a shed? - NO. There are several requirements that the Zoning Ordinance contains that must be adhered to. Some of these requirements are: (1.) a maximum of four (4) feet in height in any yard fronting a street shown on the official map of the City of Yonkers; (2.) a maximum of six (6) feet in height in any side or rear yard; & (3.) no encroachment beyond your property lines is permitted. Please contact one of the engineers in the Department on (914) 377-6506 or -6507 for assistance or further questions.
- They are required by the Yonkers Code to display their permit in their window and this is the first place you should look. If you do not see their permit displayed then just call the Department of Housing & Buildings at (914) 377-6500 and one of the staff can help find if they have a permit or take a complaint from you and have one of the Department's inspectors check into what they are doing.
- Yes. There are many requirements which you will need to comply with if you are creating a new parking space/area and its associated driveway you will need a building permit from the Department of Housing & Buildings. In addition, you will need a curb cut permit from the Engineering Department for any work that is to be performed within the City's right-of-way (R.O.W.). You will need to provide the location of the parking space, the driveway grade (percent slope), the finish of the surface area and how you intend to drain it.
I want to repave my driveway but will not extend beyond the existing pavement boundaries; do I need a permit?
No. If you do not add to the areas already approved you may repave without a building permit. However, if you enlarge the area or if you create any outdoor parking, which had not been previously approved, then you will need a permit.
DURING THE PERIOD FROM SEPTEMBER 15TH TO MAY 31ST IT IS REQUIRED TO MAINTAIN A TEMPERATURE OF NOT LESS THAN 68°F (20°C) IN ALL HABITABLE ROOMS, BATHROOMS AND TOILET ROOMS. AT ALL OTHER TIMES WHENEVER THE OUTSIDE TEMPERATURE FALLS BELOW 55° F THE INSIDE TEMPERATURE IS TO BE SUPPLIED AS FOLLOWS:
BETWEEN 6:00 A.M. AND 11:00 P.M. 68° F
BETWEEN 11:00 P.M. AND 6:00 A.M. 65° F
NOTE: Hot water is to be maintained at a minimum temperature of 120° F AT ALL TIMES.

- Just call the City of Yonkers Engineering Department at (914) 377-6210 or one of the engineers at the Department of Housing & Buildings at (914) 377-6506 or 377-6507 and your question on the Flood Zone Map will be answered. This map is produced by FEMA specifically for the City of Yonkers. If you require a response in writing, just send a written request and it will be processed.
- A deck is elevated above the surrounding grade and is structural in nature. A patio is fully supported by/in contact with the ground. A patio is placed on the surface of the ground.
- Yes. A deck is a structural system that must be evaluated for compliance with the City of Yonkers Zoning Ordinance and the Codes of New York State.
Want to build a deck (click here)? - First, don't panic, come into the Department of Housing & Buildings with your block & lot number(s) and review our file to see if a Certificate of Occupancy (C.O.) and/or floor plans are there. If you do not find a C.O. then you will be required to file an application for one. If floor plans exist in your file then you only need to provide us with a copy of your survey along with the application and we will make an appointment to come and check your home. If floor plans do not exist in your file then you will be required to provide the Department with plans drawn to architectural standards showing the occupancy of each room/space. If work was done without permits and does not agree with the City's records, then you will be required to legalize the work done by applying for a building permit.

- The City of Yonkers enforces the Yonkers Zoning Ordinance (which took effect on December 9, 2000), the Municipal Codes of the City of Yonkers (with regards to Building, Housing, Plumbing & Fire), and the Codes of New York State. It is worth noting that the codes that are enforced by the Department are minimum standards, which have been adopted to protect you and your interests.
- The Department of Housing & Buildings is charged with the responsibility of protecting your health, safety and welfare. The Department issues building permits and inspects the work performed to insure that it is done correctly and that no injury will result to you the owner/occupant/visitor of the premises. The house that you own is the biggest investment of your life and you deserve to have this investment compliant with the Codes of the City of Yonkers and New York State.

Come into the Department of Housing & Buildings, fill out a request form for the address, block & lot of the property which you are looking for and the file (if one exists) will be pulled for you to review and see if these documents exist in the file. You can request a copy of the documents, which you find in our file, with a freedom of information request
